About Us

All our work is about creating places where people want to live. We focus on the long term and our success comes from our determination to maximise resident satisfaction, while at the same time growing our business responsibly. As well as building new homes, we are also involved in large community regeneration projects and we sometimes take on homes that are transferred to us from local councils. We believe in investing in the neighbourhoods we work in. We do this through the L&Q Foundation, which supports work with local community organisations and charities. We focus on projects that increase employability, provide positive futures for young people, promote financial inclusion and strengthen communities. We also work to achieve value for money so that our residents get the best level of service possible from us at a cost they can afford.

Be very careful when renting from London & Quadrant. We had an offer accepted, only to be told they'd accepted a higher offer 2 weeks before we were supposed to move in. Turned out there was no higher offer and they were lying to get us to pay more. Massively unethical company that doesn't seem interested in making amends, just getting more money.

been a tenant for nearly 26yrs and have seen the service improve drastically over the years. It always was good, but they have developed with changing times & circumstances and provide a top rate service for their tenants. You do feel treated as an individual and when there have been issues, the customer service team have provided some incredibly qualified experienced staff members, to sort things out. Good quality upgrades and repairs and would recommend them to anyone looking for a great social housing landlord. I know they sell amazing properties too and allow tenants a fair and affordable way to get on the housing ladder - helps when family members grow up and want their own home to live in. They dont feel like londons largest social housing landlord - they feel like the sociable local person living around the corner, who becomes your friend. They dont interfere in your life - but they are there fast when you need them - also providing a great out of hours service for emergencies. Many of their staff are also residents and i feel this is of great benefit - we are all in this together is how it makes me feel. I hope to live in one of their homes until i pass away - im disabled and quite ill and they have done lots to help me, as well as letting me know what they will provide in the future when i do need extra help to remain living in my current home. No complaints at all and happy to be able to write this review for anyone considering a tenancy or a new home

i did try to edit this as the %ages are incorrect! i would have 90% for staff - 95% for property and 100% value for money. the rents are very fair considering identical properties for private rental in same street are more than double - some less well maintained - i feel very lucky to live in a low cost home where the repairs upgrade and much of the maintenance is already taken care of by social housing landlord. No complaints at all and why i have lived here not too far short of 30 years

The staff are ok. Some are helpful, others not so much. The properties I have viewed are average, some I have seen require some work. Rent is always reasonable.

L&Q are adequate, though some concerns

I've lived in an L&Q property for 4 years now, and a pattern has emerged of the property managers not staying in post very long, so no long term issues with the property get knowledgeable support. Additionally the original build quality of the property is a mixed bag. The flat is warm and sturdy, but the communal electrics have been poorly fitted - for instance, the communal lighting is on the same circuit as the door entry system (which controls the front door fob locks & buzzer entry), so if a light blows, it also knocks out the front door entry system. L&Q seem to be taking no responsibility for repair costs arising from problems with original build quality, and just pass the costs on to the tenants. They also seem to hire contractors who don't do their jobs properly, needing to be called out to the same problem multiple times before they actually fix it. Again, passing this cost of call out on to the tenants rather than requiring the contractors to do their job right the first time.
